The new five-storey building is located in a plot of 447,03 sq.m. The total building area is 868,14 sq.m.

The hotel is classified in the category of four stars (4 *) with a total capacity of twenty four (24) rooms and fifty (50) beds.

The central idea of the architectural composition is to create a building that is easily perceived in terms of form and use, which complements the façade of Dimitriados Street, without competing the remarkable existing buildings of its context, which are also reference points for the city (City Hall, Library of the University of Thessaly, Conservatory-Art Center Giorgio de Chirico).

Inside the frame that defines the balconies and is the dominant element of the facades, a metal grid is placed and in each room, which acts as a sun protection element-filter, in variations. The differentiation in the use of the 4th floor (restaurant-breakfast area) is indicated by the slight retreat on the façade and the metal transparent canopy of the building.
